5 things that quietly derail a closing
Closings rarely fall apart because of one big problem. They wobble because of small, avoidable misses. These are the usual suspects:
- Earnest money not delivered (or receipted) on time
- A disclosure or addendum sent late — or never signed
- The inspection / objection deadline arriving with no plan
- Appraisal ordered late, compressing the path to clear-to-close
- Everyone assuming someone else is tracking the dates
The fix
Every one of these is a calendar-and-communication problem, not a hard problem. A single owner with a per-side checklist and proactive weekly updates makes them nearly impossible to miss. That's exactly what a coordinator is for.
